Anyone know folks that buy investment or FSBO homes in BR? Older neighbor looking to sell a home in Magnolia Woods and wants to deal directly with someone local. Not sure how to direct them. TIA

If they're asking you how to do this, the don't have enough experience and need... an agent. I've had to have my seller's agent explain to buyer's agents what a disclosure was, etc., but I've bought/sold four or five houses. Your neighbor clearly hasn't, and will get taken to the cleaners for something that costs far more than the 3-6% they're trying to avoid.

The USAA buyer's agent I used when I bought my first house in BTR was excellent, I assume the sellers in their program are as well.

Ok thanks. This is currently an investment property for the owners. I’m no longer in BR, but used to live in the area, and many homes in Magnolia Woods are now sold as teardowns due to the nice location and large lot size, but older structure. Just thought someone here may know a builder, developer, or the like that doesn’t mind dealing directly with the owners. They may just go the route you mentioned though.

Pretty simple.

Google standard LA real estate contract.

Mar sure it says as-is

I’ve done it 5 times.
