Selling home

So, I looked in the anchored topics for anything about the selling process but didn't see anything. I also did a search. I can't stomach the thought of paying a real estate agent 20k+ to sell my house. Im too cheap and too poor. Can anyone provide some guidance on selling your own home. What's the process, lessons learned, what parties need to be in communication and when, where can I get a good contract, best way to value my home, etc. This is in Louisiana btw.

I've sold my homes FSBO. Not that hard, in both cases had a realtor brought me a buyer and negotiated between 2.5-3%. They did all the paperwork, and scheduled the inspection, appraisal, etc.
Now the last sale, because the pandemic was starting and I was unsure what the prospects would be, I paid a home inspector to do an inspection for me to find the things I might need to deal with, and took what he gave me and did the ones that were "required". Other than that, I cleaned things up real good including hand wiping down my gutters to make them look good.
They will tell you to stage the home, but we didn't. We just kept it picked up and clean. I did rent a storage unit and spent some time moving clutter that I wanted to move, but didn't need in the mean time.

1) Clean and declutter your house.
2) Hire a professional photographer to come take quality pictures of your house.
3) Post on Zillow with a note that you will pay a 2.5% commission to a buyer's agent.
4) Profit.
Optional step like someone mentioned is to hire a home inspector to find issues before you post it for sale. It will give you a chance to fix anything major before your potential buyers know and will also let you weed out the bullshite that your buyers' inspector will find.
We sold our home like that (and actually found a guy without a realtor) two years ago and it was painless.

Do as above, use FSBOBR and their photographer. Post on their site and Zillow.
Whatever your house's weakness is, don't mention that "feature" on your flyer or description, let the good things about your house sell itself.
Prepare to say yes to buyer's agents for whatever fee you can stomach.
FSBOBR has all the docs you'll need. Print them and have them ready for your buyer. It's not difficult. Their mortgage company and the title company won't hardly let you screw up.
ETA: If your roof looks like poo, a roof washing will do wonders for your house.
