Huh? No, it's on the back of the house. The back of the house faces West. The West side of the house gets all the afternoon sun. Sitting on the deck on a summer afternoon is pure torture.
Apparently I had a brain fart.
When I read:
quote:
If you plan to enjoy your backyard, MAKE SURE IT DOESN'T FACE WEST. Ask me how I know.
I read it as ‘MAKE SURE IT (the house)DOESNT FACE WEST’.
Instead of make sure the backyard doesn’t face west

Yep. I would get a loan estimate first.
Don't even look at houses that are out of your range. They will severely impact your judgement on houses worth less.

And you WILL get approved for much more house than you can actually afford. Seems like for me, the bank would approve around 3x more than what my budget would realistically allow.

Your first house doesn’t have to be as nice as what your parents or grandparents currently have. Chances are they aren’t living in their first house anymore.

Take your time and be patient. Look for the least expensive house on the most expensive street.

Just jump in and do it. You are dumb to the process. You will make mistakes. Unfortunately you may get taken advantage of to an extent. But there isn't much to it and you will learn fast. Realitor's and home inspectors are a waste. But you will probably need them being a noob.

A good realtor can be invaluable for a first time home buyer. Problem is finding a good one that truly listens to your wants and needs and works in your best interest. In my experience, about 15% of real estate agents meet that criteria.
I'd definitely narrow my scope down before enlisting one. Go to open houses every weekend you can. Pay attention to details in homes you see to determine what you like and don't like. And don't be afraid to fire the agent if he/she starts showing you houses outside your budget or that don't meet your needs and wants, because a lot of them will.

It’s really hard to avoid falling in love with a house so just make sure that you love the house AND the price. Both things have to be right. If you lose out on a couple houses don’t get discouraged.
