Best Place to Find a Mortgage?

I'm in the Baton Rouge area. Trying to buy a small investment property. 20% down conventional. I've called Hancock Whitey and Red River so far, as I think I remember local banks being the best places to call. Is this still the going advice or are there other avenues I should reach out to for better rates, lower closing costs?
They're basically offering 7.5% interest with approximately $5k closing on 30 year loans. 800+ credit.

The local banks will likely offer a commercial mortgage with a 5 year lock/baloon.
