Who brings money too closing besides the buyer in most cases? So anyone who walks away from the sell with money in their pocket only has a single source.

While realtor fees are in fact on the seller's side of the HUD statement, that money comes from the buyer ultimately.

It's the buyer's money that is being divvied up at the closing table. He/She (generally) is the only one who brings money to the closing. Everyone else (realtors include) walk away with money.

Exactly. You have to look at the whole transaction, not just one line on the HUD. Look at where the money comes from. The buyer.

Exactly, the transaction starts with a seller agreeing to compensate brokers % of transaction (usually 3% each side) and that is made evident at closing.

Even if the seller loses 50k on the transaction, he is still responsible for realtor fees.

The seller pays no money until the buyer gives him money for the house. An agent is just a tax on the sell of the home.

In Mississippi, when you file for Homestead Exemption, you must declare to the Tax Assessor's office the price you paid for the home.

Make a Public Records request for your neighborhood.

A lot of hate towards Realtors in this thread... I'll admit, some in the business are worthless and aren't worth anything. But a few of us are really good at what we do. We provide a service, just like many other professionals.

To the OP: In the state of Tennessee, we have a site that is run by the Comptroller of the Treasury that is connected to each county property assessors office and it includes the sales information on every piece of property in the state.

Yes... its the buyers money... every sale is about how much the seller is willing to net as a take away at the end of the deal
