I would absolutely want access to more than 15k. That could be through a combo of cash and a HELOC or something, but I wouldn't want to have my dominoes set to collapse with just 15k as a buffer.

$15k in my savings is my checking account where I have immediate access. I have another $250k in my IRA, Roth, and individual accounts. Pretty liquid but not immediate access. Sorry for not specifying.

My pay has been north of $100k the past couple of years. This new gig is a pay cut but a new experience and a lot less structured work so I am taking the pay cut to enjoy life more. I feel good I can live easily on $78k as a 35 YO single person.

Have you looked at an ARM rate?

May be worth getting a lower rate with a large down payment, keep saving, and if rates keep going up, you have cash on hand to pay it off.

Just food for thought.
