do not float these rates at this time. every customer is different the biggest rate mover besides credit score is LTV. So the best rates i quoted this morning the customer had 780 credit on a 60% LTV with a 350k loan amount. 2.5% was the 15yr and 3.0% was the 30yr. The average right now should be 3.25% on the 30yr and 2.75% on the 15yr.

I want to say our son got preapproved and maybe after 90 days he had to get it "re-preapproved".

I locked in a 30 yr @ 3% this afternoon. My broker called me out of the blue, and I said why not. I'm dropping from a 3.75% from August 2019. That was a refinance from the original mortgage at 4.5% in April 2019. My monthly note has dropped $400 since we bought the house.

The lowest 15 yr I’m seeing is Chase bank at 2.66%

WHo has these rates in Baton Rouge? I'm closing on a new house in a few months and not sure where to go. I used Assurance on last house in 2016 and got 3.75%.
USAA currently offers:
interest: 3.125%
APR: 3.249%
points: 0.625
Is this good compared to these numbers you guys are quoting? I'm an 850 credit score and doing a conventional loan with 20% down.

Damn. I’m going to contract this week to start a new build home. Probably won’t go to closing until later this year.

To put that into perspective, In my youth, I purchased homes at 8-10%. Today’s rates look pretty good :-) Of course Amex was paying 17% interest on money market accounts. It’s a different era.

When is the feds next meeting or possible rate cut? Thought I read something about a global meeting today
