Tell me about it. My first 30 yr. mortgage was at 10.5%. And I actually had to shop around to get that.

Went from a 4.25% for 30 years and saving $85k in interest!

I have very average credit and I just got a quote for a 15 year at 2.99. 5k closing cost rolled into loan.


From Quicken who is apparently notorious for being super expensive.

Well, I locked a 30-year at 3.125 back in November, so not much I can really do now (not complaining). Wonder how much lower these may go?

ETA: I'm unsure of what's going on....y'all are saying rates are lower, but when I just checked Wells Fargo's advertised rates (easy to search for), their 30-year is 4.000%. It was listed as 3.625% yesterday.

damn, I'm already in the process at 3.375. Can you pull out?

Also, thinking about refinancing my rental but so far haven't seen anything better than the 3.75 I already have.

Who did you use? Local lender? And what were your fees? I got 3.25% for a 20yr. I was at 4.75% for a 30, so what I got is definitely an improvement. Not sure if I should keep shopping though..

It was just my primary and then I moved and turned it into a rental.

Closed last July at 4%. Working on a 30 yr 3.375% with no points and the lender giving a $4k credit on about a $400k loan. Contacting the title company that closed us in July to see if they will give us a discount.

After reading this I made a phone call.

30yr 3.25
30 yr 1pt 3.125
15 yr 2.75

Was told rates were lower yesterday.
Current is 4% bought house in April.

My mortgage company seems to think it will drop again.
My plan is to watch it and if I can get 30yr 3% or lower I will move on it.

you don't want to lock past 45 days. also these rates are going to stay. with the Fed cutting the rate and the stock market loosing this is about to get interesting

I hope they go down further. I will be getting my mortgage in June/July time frame, probably July.

I saw on bankrate a local lender yesterday with 2.75% $399 closing costs, 0 points. I hope that remains or drops over those next 4 months.
