With a 30 year old unit, just about all of the warranty companies will claim it must be updated and brought up to code, and it will not be covered.
A friends heat went out last winter and they used this excuse, took 2 weeks to replace it and charged him almost $1000 for it. He bought a bunch of unit heaters while he waited. His electric bill was almost $500 during that time. Put the money aside and have the unit replaced by the contractor of your choice. Warranties are a rip off.

personally I don't believe it's moral for land to be bought and sold (and a great deal of human construction is an affront to nature) but yes I have to say that American Home Shield is the home warranty company right for you. the only time it will need to be brought up to code is when repairs are made, depending on the company and options coding could or couldn't be covered - but repair or replacement of system or appliance would be covered regardless of age.
