Junius is adjacent to Lakewood on the north, and Lowest Greenville on the west. It also protected by historical designation. There is an influx of money and tax base feeding a school that is rapidly improving. There is some barrio to the east, but developers are descending on that area now as prices bloat everywhere else. These areas are superior to what lower greenville was a decade ago, and look at that section of town now, houses pushing a million dollars less than a few miles from Junius Heights.
The entire swath of land between Fitzhugh and Henderson, from 75 to Abrams/Columbia, is under widespread revitalization. I just saw an investor buy a complete dump in Junius heights for $200k, it is now listed at $600k after being rebuilt. If you understand urban real estate, and the trend of white flight boomerang, these areas are prime neighborhoods for growth, even at inflated prices.
$450k will get you a gut job project in Lakewood, and that might be reaching--it will get you 2k+ sqft of completely renovated house on a standard lot in Junius. For $350k, you can have a nice serviceable home. Those opportunities don't exist in many other pockets of Dallas.
