Good fences make good neighbors.

A few years ago we had similar issues when we decided to build on our land. My wife sent certified letters to the people that were hunting on it . She gave them until a certain date to remove their items before the land clearing started . We didn’t get a response but the items were moved and no issues after that.
Also, I’d make sure boundaries are clearly marked . I have a neighbor now that can’t help but always store his stuff over the property lines . Then he asked me why I built fences lol.
I appreciate it pdubya76 survey will be done in a few days hopefully!

LOL I don't walk around attempting to intimidate or impress anyone it just comes naturally to me & it's hard not to be domineering being I'm a specimen of sorts. Tall man's man big wide shoulders and all topping that with a full head of hair & movie star good looks. I've got all you mentioned Bravado/Alpah and stupid. It's the stupid part that concerns me.

Exert your dominance by fricking his wife.

He is also using a portion of the property without the current owner's permission. (Out of state owner.)
Is he hunting the land? If it was answered somewhere in the thread I must’ve missed it.
This will be your biggest problem. Although it’s not his and he can’t afford it, he’s been using it and in his mind taking care of it so it is his and now hes losing “his” land.
He’s clearly trying to run off potential buyers but what he’s done in both interactions. I don’t know how willing he’ll be to be friends with the person who took his free land and no longer lets him use it, but best of luck.

Trail cam and "post" the hell out of the place, but keep it friendly with him in conversation. Let him know you have cameras out during one of your God and 2nd Amendment convos. The minute he gets sideways with trespassin hang the meat to him with the law.
I hate a thief and to me he's a thief. He thinks he owns things that aren't his.

He’s the reason everyone else lowballed the bids.

Better check on the adverse possession laws if they have been "using" the property.

SW Florida sounds an awful lot like SW Mississippi!

I appreciate it. Yeah he's hunting it got some trails thorough it. Don't need friends just need ol boy to be respectful. That's the goal it's really up to him.

Yes Sir. All above mentioned is agreed with for sure. Purple paint going down soon. I hate a thief & a liar is just the same. If a man will lie to you he'll steal from you too.

It's all the same everywhere when it comes to deer which is stupid. No one hunts for the most part anyway they just dump corn and it's premeditated murder after that.

You should have whacked it out and pissed on his leg to show dominance the first time you met him.

Hot dang this thread delivers!
Hope you get your deal done and move forward.
We had a similar situation with a fellow that lived next to a parcel we wanted to buy. (Didn’t however in the end but he wasn’t the reason). He would show up every time we were out walking the property and almost gave the same story. Used it, couldn’t afford it, but wanted it to stay the same. This loon didn’t want anyone building on it.
He had hiking trails through the property and picnic area down by the little creek that ran through. He really felt like it was some sort of wilderness preserve!
Well anyway we didn’t buy so no harm no foul. So for your situation I would say the best way to approach is to do what a lot of replies have said let him know that things will have to change and you will be very disappointed if he continues to interfere with your business. And with that disappointment comes consequences. Those may vary depending on the infraction. Hopefully he gets the message and all is good. But he can’t say he wasn’t warned.
Good luck.
