Anyone know much about this newer neighborhood on Nicholson? My fiance and I are somewhat new to the area and love the house we found in it, just don't know much about the area. TIA

Big concert there back in the 60's but not sure what it is like now.

probably still smells like weed

Nah, forget that neighborhood. If you're looking for prime real estate for you and your snow bunny, there are some apartments on Alvin Dark that would be perfect for you and your young porcelain tenderoni.

The area is fine. If you work downtown or LSU it’s pretty easy drive. Don’t know about the actual houses.

I've heard you have a decent chance of getting t-boned to death every time you leave your neighborhood.

that nicholson drive is terrible and only getting worse traffic wise
way too many houses going up in that corridor

That area is fine depending on where you work. Gardere is 3rd world, but it's BR and you'll usually be within a mile or two of some area like that.

It's fine. U Club didn't flood in 2016 either, and that's right behind it. From there you'd have a fairly easy commute to LSU, downtown, or to all of the plants/factories along the east side of the river south of there. Highway 30 can get busy but they are planning to widen it.
Problem is that there's a little bit of a trek up to Burbank, Siegen, or Bluebonnet/I-10 for shopping and what not. That can get annoying until that Harveston area finally gets developed.
They are developing a big, higher end area on the other side of Nicholson but I forgot the name of it.

and smells like the sewer treatment facility located nearby.

Local Developer and builder, Alvarez Construction. They are very reputable and active in the community. Excellent location.

This is the only drawback to the area specifically. No shopping/commercial immediately adjacent. Will be changing eventually with the commercial portion on Harveston. We live in Lexington adjacent to Woodstock. Traffic is bad on Nicholson during morning and afternoon peak hours, but that describes anywhere you live in BR. State has plans to 4 lane Nicholson to Parish line, but that will happen by the time my grandkids are driving.

Make sure to get a good home inspection. Alvarez quality has been slipping in the last 3-5 years.
