Question on house dimensions..

When a builder says a lot can handle let's say a 59.5 ft wide by 49.5 feet deep home ..does that include unheated 2 car garage?
The 59.5 feet wide is fine but im concerned about the depth being too small and making the house too narrow from front to back..

He's probably talking about setbacks and lot restrictions and this will include the entire footprint of the home, including the garage.

Why not ask the builder? I would think he/she could give you the answer right off the bat.
With those numbers you are talking about a house that is 2, 945 sq. ft. and figure 500 sq. ft. for a 2 car garage and that leaves you with 2,445 sq. ft. of living area.
That's a pretty big house unless you have kids who all think they need their own room and private bath.
The house I grew up in was just over 1000 sq. ft. and there were 5 of us living there and one of my aunt and uncle's house was about the same for 6 of them. We survived.

Subdivisions usually have restrictions as to how close to the property lines you can build. There are also usually servitudes for drainage or utilities that have to be considered.
Ask for a plat of that lot so you can determine how big of a house you can construct on that lot. You should also have a rough idea of the house plan you want to build so you can tell if it’s a good lot or not.
