You can easily afford that house. The obvious issue is your current situation basically allows you to make life changing saving/investments. You will not be able to continue if you make the move but you only live once and you are basically at the very top of situations for people your age
ETA I was in a very similar situation 4 years ago in north jersey. This board would have told me to not buy the $750K home which is now worth $1.2M
wherever you end up buying I would make sure it’s a rock solid investment area
