Bought some mineral rights, what now?

I recently bought some mineral rights that are located in Columbia County, AR.
The purchase included a current oil/gas lease for a section of the entire interest. That company has not drilled to this point.
The Seller, my friend, used to have a brine lease with Albemarle Corporation so I called them to find out the status of that lease. It was expired. However, while on the phone with Albemarle, they told me that if I bought the minerals, I should call them back because they might be interested in offering a new brine lease.
At this point, here are some questions that I have:
1. Is it worth pursuing the brine lease at this time or would it make more sense to wait and see what will happen with the Standard Lithium-type projects over there?
2. Can you have a brine lease on the same property and at the same time as an oil/gas lease?
3. Would you actively pursue companies about leasing?
I'll hang up and listen.

Is the brine lease in the smackover region?

Yes, the lease would be in the McNeil region just outside of Magnolia, AR. It looks to be right in the Smackover Formation.
