If you're looking to sell your house in southeast LA there are other options out there. My company lists houses for 1% on the listing side and sometimes even less. Paying a listing agent 2.5-3% is really foolish. Always negotiate the rate!

No telling unless he really meant "By me (seller) not using a realtor, you (buyer) will save 6%" since he has that wiggle room to come down on the price.

Thanks for your perspective. If I assume I’m gonna pay 2.5% to the buyers agent via FSBO, and assume I can negotiate down to 5% with a realtor, and assume a realtor could get me slightly more than I could on my own, then the realtor cost doesn’t seem as bad.
I’m putting pen to paper (or formulas in Excel) to see how it looks.

In this situation now, selling my home without a realtor. First guy who looked on day one brought his agent, I told him I wasn't interested in giving up 2.5% this early since I had interested buyers without agents. Before leaving he offered full asking, he pays his realtor, and we split closing down the middle. I will say it is nice having the realtor coordinating all the paperwork and schedules but it isn't necessary. When I purchased the home it was for sale by owner with no realtors involved.
