Hey I live in south Sheveport. Few weeks ago, got offered $250 per lot. Waited a couple of weeks, now offer is up to $1000. Should I continue to hold or accept this offer? I was told that Fountenbleu estates in Keithville was getting $12500 per acre and that is like 3 miles south of where I live. So what's up with the difference

Another quick question. How is it determined which gas company contacts a person. I have been contacted by JDP Energy, whereas other gas companies are contacting people like a mile away. It would be nice to be able to go to company to get a better rate if possible
Thanks for the reply

Near Keithville is where Chesapeake made some of their initial lease deals. That area has had very promising well logs and other characteristics that would cause surrounding properties to experience large offers.
There is one thing that people are forgetting about besides leases and royalties, and that is pipeline. People that do not have the opportunity for the first two mentioned have another chance to maybe make some money with pipelines going across their property. I haven't seen it mentioned yet and thought I would bring it up.

Here's the deal. Family had an existing lease w/ a drilling company and we re-signed for $1k per acre in May. We have a favored nation, or Pugh clause in the new lease. Please explain how this clause will work. How do we find out if this drilling company leases land around us for more than $1K. I'm sure they won't tell us. ALso, what if other drilling companies offer neighboring landowners more than us. I'm sure we are out of luck, correct?

JPD Energy (Jim P. Dodson) does not do any drilling of wells, all he does is gather landowner leases and then sells and/or conveys the leases to the oil companies. I believe that Mr. Dodson either gets a flat rate per signed lease or a percentage commission per lease. You can call or email the major companies out there and deal with them directly on what you want in your lease. Mr. Dodson is just the middle man.

Does anyone have a good feel for who the major lease brokers are in the area, and more importantly, who they are representing?
JPD and Red River are only a couple of the many lessees out there, so it might be helpful to this board to have a better idea as to "who they are generally representing"......especially those representing the bigger O&G companies.
Please provide feedback.

JPD is leasing for CHK. Red River is also leasing for CHK.

Saw O'brien (Shreveport oil & gas company) sold their east texas assets today for $600 million +. This play is already creating (or enhancing) some major wealth in NW LA.
O'Brien did sell out to Berry Petroleum, but they really aren't in the Haynesville play area.

Where did you get that from? Rumor mill?

How are irregularly shaped sections pooled? I own some land in oddly shaped sections that were parts of old French land grants. Section 69 extends into what would have normally been in another 640 acre section.

Not sure when it will be released but there has been some big land acquisitions by some of the bigger players. Also saw a release where CHK will possibly release their well results in their Q2 Earnings call, and if not will release them at their first ever analyst day this fall.

CHK states 500K so far and HK just said they are well passed the 150K.... are you talking beyond these yardsticks?

Pangea is the only broker I know of leasing for Petrohawk although I'm sure there are others. I really don't know who is working for SWEPI. They have taken a lot of leases in their own name. They also have a J/V with Encana.

Is there any chance that the Bossier Shale goes further up into northern Bossier Parish than the Haynesville Shale does?
