Sligo is very likely in the play, but the leases there are very old and are still held by production. Chesapeake and Hunt operate most of the field, so I'm almost 99% sure that one of those two companies are going to control deep rights in Sligo. I know when Chesapeake bought the field from Greystone they got 16,000 acres of leases held by production. And also, XTO just bought Hunt, so that might change things.

If you had no pugh clauses in the lease than your deep rights are held by the shallow production.

We are in the township directly east of the sligo field. Not held by production, but underlease. Good terms on the lease but not the insane bonuses reported. Have had a lease before with no drilling. I have decent amount of acrage in the section, and just curious of chance of getting drilled in next 2 years.

If you are leased to Chesapeake there and you are not held by production than I would assume you have a very good chance of a well being drilled in your section. They are not going to want to lose any acreage they have under lease right now.

My family has land in Panola County that has producing wells on them. She has small acreage in a 640 acre unit, and 32 acres in an 85 acre unit. The large unit is leased to Chesapeake and the smaller unit to Bowles Energy. Is it likely that Chesapeake would try to acquire this other land from the smaller company? My parents have already recieved some 6 figure offers for the royalties, that they of course turned down.

I live out by the Cross Lake area, by Ford park, off of Pines Road and Yarborough. We just got an offer for $5500/acre and of course, 25% royalties (seems to be the trend as far as royalties go). Anyone able to give me some insight on that area, and maybe wether they are likely to produce gas there? Also, are they producing gas on mostly all the wells they drill? One of the landmen working for Twin Cities said they wouldn't be drilling if they weren't sure it would produce, but he could have just been blowing smoke.
I'm trying to decide what to do for later, either consent or non consent, depending on production. I know there are no definates, but I could sure use some sound advice. Thanks.

Seems like they wouldn't want to lease if they didn't think, think being the key word, there was gas there. Just my two cents.

Landman could also be referring to if there are any dry holes drilled in the area. This would, in my opinion, limit drilling.

I guess what I'm trying to say is, if production in all these areas is a sure thing, wouldn't it be better to just go 100% royalties on my lot, rather than take the upfront lease payout? Why is everyone signing for 25% if they're getting gas everywhere anyway?

If you can foot the 6 million dollars per well, and there was gas on your lot (ie someone drilled in the section next to you and hit it big) it might not be a bad idea.

So how does the non consent work? Do you have to pay out alot before it starts producing?

I doubt you will beat them at the game by refusing to lease. There will be many alternate unit wells if they hit in your unit. At $6 to $8 mil apiece, it will be a LONG time before your unit pays out. If the production is not awesome, it may never pay out. Meaning you will be breakfasting on goose egg.

When you hit the reply button, it will show their post at the bottom of the page. Just highlight what you want to quote, scroll back up to the top and click the quote button next to the emotions.

Ya, it's only a half acre lot, so I really want to make the most out of it since I don't have 1+ acres. Thanks for the input. By the way, that $5500/acre offer was an offer I just got, and it was the first, so from what I've been told, that's a really good sign. I'm assuming they're really wanting to drill there since Twin Cities is a sub contractor for CHK. We have a town meeting tomorrow for my neighborhood, I'll keep y'all posted on what's going on over here.

Can we really be sure that northern Bossier parish(township 22-23N) is really out of the shale, Bossier or Haynesville based on 2 dry wells? Also, what do you think the price is on mineral acres in that area right now. Should we wait to see how other wells come in beore we lease? I know everyne is so focused on Caddo, Desoto etc. Do you forsee anyone going into that area (N. Bossier parish) anytime soon? Thanks Tigerdog!
