TigerDog--need your advice on lands (a large number of small tracts) in central to north Bossier (near Plain Dealing, T19-22N) We're not too hopeful for a shale lease but, with most of the big action (rigs & money) headed to the Haynesville, should we be considering the $300-400/acre 25% leases from smaller independents with the idea of getting things underlease and a well down now rather than waiting for the possibility of higher bonuses. Any idea who might be interested and leasing in those areas and what formations they're after? (who are the better operators up there?) Thanks for all your contributions to this board! ToughTiger

Anyone got any opinion about the article in today's S'port times re. the large group of neighborhoods organizing? Is it advisable to get in with such a large group, better to stick with smaller neighborhood, or negotiate individually. I'm at 17N, 13W, 33&34. It's in a bunch of townhome neighborhoods down here.

Absolutely. $150/acre or more leases are what you can expect outside the HS. You will likely never get a large bonus for those areas. I cannot say that absolutely but there is no indication that those areas are productive in the Haynesville shale and only HS areas command large bonuses. You would harm yourself and your neighbors by demanding HS size bonus because it isn't going to happen and thus, no drilling would take place. The HS will ruin exploration for shallower zones in the ark-la-tex if we don't succeed in getting people to understand that. If you want help getting it leased, send an email to info@myoilpro.com.

Those wells were drilled by Camterra. Apparently haven't been completed yet. That area around Norris Ferry is heavily leased, as Camterra started leasing there a year and a half ago. They leased most of Southern Trace in the process.

Thanks for your response. Our leases have been in the 250. or slightly more range for a while. We have been approached by some smaller companies who want to lease every bit of the several thousand acres we have. Is it Cotton Valley they are after? Just couldn't decide what to do ---lease now or wait. Thanks for your input, JustBill------TigerDog is hiding from me! TigerDog where are you?

animallover, just curious: Did you get an attorney or a title company to run title?

I ran my own title, but I also had a friend of ours who is a title atty to check on it. That is clear. It is the unitizing of areas that is scaring us. I have found out that a different section & township can hold a property for life.

Looking at Sonris the only thing I could figure is that maybe your lands are underneath an old lease with no pugh clauses that is holding your lands. Often old leases from other sections/units can hold acreage if there is constant production from any lands on the original lease. The lands would have to be listed on the same lease and the lease would have to have no horizontal or vertical pugh clauses. It actually is pretty common around NW LA in areas of old production. Hope that explains a possible scenario. Maybe a good title attorney could give you a correct assessment on that.

What you could do is pull all the base leases on the wells in the adjacent sections. Start with the oldest wells that are still producing. See if any of the leases for those wells covered lands in your section, and if they fall under the scenario that I listed in the previous post.

QBIK is up to the 4.00 mark, but not sure how much upside it has left. Got in pretty low, so anytime I choose to exit will be a nice profit.

Tiger Dog, we leased our acreage in Sec. 7,T14N R14W to Petrohawk back in mid May.Do you know of any plans to drill in this area anytime soon? Petrohawk Rep said this was in their top area. They didn't have to tell us that.

Forgot to mention we also had small acreage in Sec.. 21,15N 14W that we leased to Petrohawk in mid May, so any info on that is appreciated.

I'm in a somewhat similar situation as animalover who posted yesterday. I have only 2 acres in DeSoto, in T15N, R13W. I'm adjacent to the Winchester well that blew out in December. That section is unitized as to the Cotton Valley and Hosston Sands, as is the section to the south of it. My section to the north has not been drilled, and I can find nothing indicating that it's been permitted or that any plans to drill are imminent.
I am not leased. I was offered a lease back in November, but just never got around to signing, and the landman never got back in touch with me.
So now I'm a little curious/concerned as to why I haven't been contacted. The only thing I can figure is that I am one of the very few owners in this section that is unleased, and they just haven't done the title searching yet to locate the small landowners. Neighbors I've spoken with were leased back in the early spring of 2006, but I've only spoken with a couple of the neighbors.
Would it be advisable to start shopping my land around for a lease? I guess my fear is that Winchester might still have plans to drill here, and I'll end up unitized as to the Hosston Sands.
Any educated guesses, thoughts from you knowledgeable folks out there? Advice? I don't want to be unleased if drilling is planned, and, of course, would like to take advantage of the bonuses being paid for the Haynesville Shale play if possible.

You can also contact some of the landowner associations in DeSoto Parish and join with them if you do not want to contact the companies yourself.
