Mine is still moving forward @ 4.75%. Looks like that's the rate I'm going to be living with. Approval just came back from underwriting so all they're waiting on is the paperwork from the appraiser who came by on Monday.

are you dealing with wells directly. i am a broker so our wholesale rates are better than their retail rates. see people knock us greedy brokers but we have the best rates.

Yes, I locked this back in mid December and have been waiting on the paperwork to wind its way through.
Had I known about you back then... ;-)

FYI..just spoke to someone at Wells Fargo who confirmed the 4.375% rate.
Now I'm looking to see if its worth breaking my existing lock to jump on that..I would have to pay $1,100 so I need to make sure its worth it.
If it drops another .100 I'm all over it.

This is getting too good. I might be do the re-fi down to a 15 year. I know I can easily afford it, but I keep having that negative feeling that I need to be working it out so I can save all of the extra cash I can right now.

Bingo. I'm hedging my bets and whittling down every thing I have to increase my cash flow. The more the better.

I'm struggling because I might be moving, but am not sure when. I hate to roll the closing costs into my loan only to move in 12 months.
