The fed fund futures are now pricing a 73% chance the Fed cuts to zero next week.
So, cut to zero is now the consensus call.
Note markets are so extreme that that Bloomberg's WIRP is NOT correct.
CME Fed watch is closer to what is priced. Use this.

Not that im glad its in this position...but im glad because I should be locking up a Commercial loan shortly. I think commercial loans follow the prime rate and another cut will drop that rate even more?

We are refinancing too but I believe rates will drop again. We are waiting till then to finalize.

I got this from my lender, who is also a friend of mine. As I mentioned earlier in the thread we are in the middle of refinancing to a 15 year, 2.675% with him. So, of course, he’s biased.
“It’s all so confusing right now. I think they may cut but banks are starting to raise a little to slow down the refi’s”
I know it’s mad hectic right now, but not sure I buy that.

For people in the business, I’m curious to see how these costs stack up. I locked in a 30 year refi last Friday, no cash out. Principal balance around $127k.
Loan costs
Origination charges: $1150
Appraisal, Inspection, credit report: $693
Title fees: $1184
Total Loan costs: $3,027
Other costs
Taxes and Government fees: $348
Required Prepaids: $213
Required Initial Escrow: $1,925
Total other costs: $2,486
Grand Total closing costs: $5,513
Is this pretty standard?

I just locked in a 3% refi Friday but may need to request a reduction if this keeps up...

Where are y'all getting the sub 3% on the 30 yrs? Are your LTVs low? What about credit scores?

Locked a client at 2.99% 30 year today. LTV is at 60% credit score 780 and loan amount around 380K
