Buying points for 500 from 3.125 to 3 probably. What sucks is I just refinanced at 3.75 late last year but we are staying in this house for the long haul so it’s worth it to me. Note drops 130 more a month about.

30 year conventional.

I'm locked in at 2.375% for 15 years.

I was at 4.375% over 30.

I'm beyond happy today!

I am at 4.875% right now, but plan on moving in the next 12-18 months. It pains me to see these low rates and not being able to move on them.

Has anyone seen 2.85% on a new 30-year refi today...? 3.0% seemed to be the best offer as of yesterday.

What are GMFS' lender fees in that quote? They quoted me a 3.0% 30 year with ~$4,000 in closing costs which includes their lending fees of $1295 but without a new appraisal needed...

$1295 lender fees itemized out. I couldn’t get an appraisal waiver from Freddie Mac.

I did receive a $750 lender credit that itemized out in another area that’s taken off due to the fact I am a repeat GMFS customer (they are my current mortgage holder)

To be fair the way it’s put together and written I also have $4,028 in closing costs. Minus the 750 credit, they owe me $500 at closing. Lender said she was going to clean this up rather than writing me a check but it comes out to 3500 total (of which I have to pay 500 out of pocket for appraisal )

They are my current lender as well, so my contact must be withholding that $750 lender credit from me, good to know.

Not sure why my closing fees are quoted at $4,000 without need for appraisal when yours are $3,500 including a new appraisal...

Chase gave me 2.75 for 15 year
