We are trying to buy a house but the wife (couple is divorcing) is refusing to sign the contract because she thinks her real estate attorney is going to screw her out the money. She wants the judge to sign off on the deal but the courts are closed. I even offered to pay for a separate real estate attorney of her choosing to represent her and be the escrow agent. She said no. We can't lock in without the contract.

Has it been appraised? If it doesn’t appraise for $50k they will not give you a loan for $50k just because you offered to purchase for that amount.

But my closing costs I think are around 7k which I thought was stupid high
Does that 7k include pre paid insurance and taxes? My closing cost were low but because of timing of insurance and taxes I had a lot of that to cough up as well. But I’ll get a escrow check from the old mortgage company.

Received a updated disclosure today related to covid 19 that was basically like "we can cancel your loan or delay your closing for covid related reasons". I reached out to my loan officer, and for their company they are waiving the tax transcript requirement, which is lucky for me.

Appraiser is coming out tomorrow (4-6). Locked in at 2.5% on a 15 year
