yeh i am just saying that the landlord could be screening tenants.

My BIL has some rental properties around town. I would think with section 8 you are securing that you will get paid. i can't tell you how many tenants they have had that screwed them over.

Perfect example.

Correct me if I'm wrong, but landlords do not get to screen people. The government just says,"Section 8, good. We are putting someone in there".

not sure...maybe it was different in the early 90's. I could be wrong about it being section 8. If I recall correctly she paid based on her income. She was still in college so didn't make much.

Yeah, but you have to admit that rentals in general start the process. One could say it all started when investors buy properties to rent to college kids.....

Is this guy trying to ruin Southdowns?

No, he's just trying to make a show out of it... basically tell the residents that if they have a problem with him renting to college kids that violate the immediate family laws, then he'll just rent to Section 8 instead.

Very little chance he actually rents out to anyone Section 8, he probably has more sense than that.

Gardere is an extreme example. It was always primarily renters, but the degree and speed of transition was as much the product of the 1980s Baton Rouge economy and the fact that it was pretty much the sticks at the time. Landlords couldn't find renters without section 8 vouchers in a very hard economy. It was a perfect storm when you think about it.

That won't happen in south downs......but the people denying that the typical section 8 tenant is going to do anything to help the neighborhood are kidding themselves. College kids would probably be a huge improvement- especially grad students.

My wife and I bought our first home together south of Atlanta in a large, but nice starter home neighbor hood just before the downturn. We paid 148k for the house. When the downturn hit, the developer could not sell the last phase of the neighborhood, so he got it zoned for section 8 housing. My home appraised for 39k when I had to short sell it 6 years after I bought it.

I will never understand the mixed-usage housing trend.

Sure, the new housing developments on Freret in Central City are nice.

Who wants to pay to live in projects in Central City when you'd be paying for what others get for free?

Section 8 is the single biggest cancer that destroys neighborhoods in America today. Once section 8 moves in to a neighborhood, it quickly destroys its host before moving on to consume the next neighborhood, like the cybugs off of "Wreck-It Ralph"

Stated perfectly. It happens over and over with the same result every time.

I did some inspections of section 8 housing in New Orleans a while back.

It was amazing just how much furniture and crap that can be jammed into each unit. They for sure would not pass fire code. Also it's unbelievable how they can pay their $500 a month cell phone bill but a months/years behind their $25 or $12 a month rent (co-workers mom worked in the office and joked abt it when she found out abt our visit).

We had a police escort with us and if they messed with us they would be banned from public assistance (so I was told).

Yup
Anyone from the westbank can tell you about Woodmere. Go have yourself a drive through there if you want another example of section 8.

True, but even then, I have problems with the idea of section 8.
