This house and the other you posted are abysmal. All parties involved in the design and construction should be summarily executed. It’s like you pulled pictures straight off of the McMansion Hell blog.

Every major city has some of that dynamic. But the OP started out with is $172 to high. In most places, it buys a very nice custom built home. People started acting like that was new starter home price point and it is not. The new starter home price point in that area is around $100-$130. Just like it is everywhere else in the South. $172 per sq ft is a big step up in house until you get to the next tier which is very exclusive. The $250+ per sq ft is a very luxury tier that most people will never sniff.
>$150/sqft inside the city limits of decent sized southern cities is going to be very, very common.

Bruh, I know. I have family in Frisco and lewisville. You don’t have too many options. Nice inside, but garbage outside.

Depends on "where" inside the city limits. $172 typically buys you a nice house in a lot of areas inside the city limits the size of BR.

Your goalposts are continually shifting.

Before anyone else really started talking about insanely expensive real estate, you started off talking about 4-5000 sqft homes that were >$500/sqft. You then talked about getting perfectly good homes in the $100-130/sqft range inside the city limits of large southern cities. Now we're at $172/sqft.

Homes in decent neighborhoods inside the city limits of large southern cities will not generally be <$130/sqft.

I follow BR proper real estate closely and $130/ft is the absolute floor for a house that doesn’t need a ton of work, is livable, and in a safe neighborhood.

Yeah

It gets grossly higher than that in much bigger cities.

Go back and read carefully. I never said any of that. Feel free to quote where I said you could get a very nice home for less than 130 per sq ft.

Also, you said "before anyone started talking about insanely expensive real estate......"

That is false. People exaggerating real estate prices with statements saying that the average new homes being built in the area were around $400, $500, and even $700 per sq ft is what prompted my first post in the thread.

Either they were full of shite. Or they aren't good at math. And now you have shown that you are not very good at reading comprehension. LOL

You seem to suffer with an even worse reading comprehesion malady.

ONE person mentioned >$400/sqft, which is very common in major metros. A second person said $350, and I'm fairly certain he lives in SF. These swathes of people talking about >$400/sqft is a figment of your imagination.

Additionally, feel free to quote me saying that. You mentioned paying $100-130/sqft for starter homes which will get you laughed at by realtors in many large southern cities.

Yeah, NYC is pricey. A renovated house in Uptown New Orleans is about $300/ft+ now. The floor in Manhattan (south of 96th st) is atleast 4x that amount. 4xs the price for 1/4 the size.
