I lived in the Garden District. I liked it, but it's mostly a bunch of old people. And can you find a house in that area for $300k?
I say this not for the neighbors, but for the close proximity to the nightlife and events between downtown and the overpass/perkins area.
I think you could. Might need work.

this is the OT. I couldn't dig a ditch and crap in it for 300k. Did you mean 3M?

Gotcha. I enjoyed the charm of the area. I like Spanish Town too, though I've never really walked in that area at night.

From a single guy, Spanish Town, Beauregard Town, Garden District, maybe Southdowns. No where else.
Not everyone wants to pay out the arse to live in an old dump.

You can but you are going to get a smaller house with less yard.
If the Government St. projects they have going on commercially and street wise are executed well, it could be a very fun area to live in the near future. I dont care about the traffic if I can walk or bike everywhere from my house.

Families that want to live in BR but can’t afford Old Goodwood, Webb Park, College Town are flocking to the Tara, Kenilworth, Oak Hills type neighborhoods and gutting/renovating.

these places werent affected by flood
I dont like Oak hills that much, stuck up people , i wouldve rather kenilworth

The traffic has a lot to do with the prices in BR. People are sick of the commute and are willing to pay almost anything to avoid it
This is one of the reasons that we moved back from the burbs. Screw spending 2+ hours per day in traffic

Define "BR"
Define "afford"

Culcha also has an effect on the prices. The areas devoid of it are shrinking, therefore reducing the supply and increasing the demand/price.
