My totally uneducated theory is yawning releases relaxing chemicals in the brain. It feels good to do it, helps relax and get you ready for sleep.
When you see others yawn, it is like watching someone eat something delicious or watching them smile/laugh etc. Your brain wants what it sees others having.

strange thing is, yawning is not only contagious to other humans, but to animals too.
I have noticed several times over the last year or so where someone yawns and then one of their pets immediately yawns.
