I have several friends who Invested in luxury cabins up there. They’re never full, they lose money, and they’ve lost value. The area is pretty, but it is as trashy a place as I’ve ever seen attempt to market itself to vacationers.

The town and business owners hired a PR Firm a few years ago and suddenly it became a "destination".

It is an Opportunity Zone, so they attracted legions of outside investors hoping it would become a premier staycation spot for DFW.

Many got raped by locals and fly by the night contractors as they built luxury rentals. I know one who had a budget estimated of $500k and the project finished at $1.2MM. Took 2 years.

Get a house with a bunch of outdoor and indoor activities to do (pool, pickleball, basketball, cornhole, tetherball, pingpong, darts, etc.)

If you are looking for family trip to get away and spend time together and get the kids outdoors this is the way to go.

We go with friends all with kids same age and we love it. Kids get outdoors and run around all day. Grocery store situation is not ideal, we split up on who brings what and have big cook outs every night.

They have the Friends Trail hike that is a little less than 2 miles and you hike along the Mountain fork river with some great views and awesome river scene with waterfalls.

Can go horse back riding across and around the Glover River.

Can do a float trip down the mountain fork river on either tubes or kayaks.

They stock the mountain fork river at the dam with trout and can go fishing. They do this fairly often. We did a guided fly fishing trip and had a great time.

Then you have the typical tourist trap attractions in Hochatown that you can do and a few breweries and a distillery.

There are a lot of things to do, these people saying there is nothing to do are lazy or something I guess. I just listed all of these things and did not even get to the lake activities.

4 full days is the perfect amount of time IMO.

Walking on a 2 mile trail for half an hour in southern Oklahoma isn’t what I consider “something to do,” but glad you enjoy it baw

The trout fishing is ok but the rest sucks.

A friend of mine is a contractor in north Texas and about 5 years ago he approached me with a 50-50 deal on building cabins. I said heck no. The lots themselves was $150-200k. He built four on his own but he doesn't make any money on them, but he can write off a lot of the stuff as GCs. I was going to get destroyed on property gains tax, so I peaced out.

If you really feel the need to go to southern Oklahoma, I'd rather hang out over towards where I am and catch some stripers and golf at Lake Texoma area. I fish there several times a week and the fishing is great. I tear up sod (I dont call my game golfing) at Chickasaw Pointe.

Some outfit is building a big resort by Chickasaw Pointe called Pointe Vista. It's supposed to be some kind of fancy shite they're building east of Kangzton, OK.

The wife and I go to the area to literally just get away from everything and do nothing.

I can definitely agree with this. The state park is fine, but can definitely run out of things to do. The downtown area was a ghost town when we were there, and the food was nothing special. We rented a cabin, and let’s just say the wife and I did a bunch of nothing “except each other” both inside and out of the cabin.
