I live in Houston and would highly recommend that you buy a 4-5 bedroom, 2-3 bathroom house in a nice neighborhood.

Most home buyers are families and your current situation in The Heights is most desirable for a single person or s couple without kids.

Home values will continue to increase if you select the right neighborhood. Mortgage rates are likely to decrease 1.5% - 2% at some point over the next 3-5 years, which will allow you to refinance.

The biggest risk in Houston is property tax and homeowner's insurance. Make sure the home is not assessed at too high of a value and does not have a history of flood damage.

Your income will continue to grow. Purchase the home and don't look back!

I have all my investments in an S&P 500 index fund, which has you invested in the most successful companies in the largest economy in the world. Most are global companies, so you get exposure to international growth as well by investing in them.

Every 401k plan that I have seen has a S&P 500 index fund available...just have a quick review of the fund summary. It may be listed as a US Large Cap fund.
I was impressed with Estime, would take him over Kendre Miller as RB 3. We probably we need to draft another one.
I would go CB in the first round and draft a WR in the second or third round. There are great ones available on Day 2 every year.

Take a flyer on Barion Brown in the 5th or 6th round - he has speed and could be a good WR3 (similar to Shaheed) with a QB like Shough who can through the deep ball with accuracy.
Very quick release, good arm strength, nice touch, and very mobile. He also moves around the pocket well and sets his feet to deliver an accurate pass.

I'm here at a hotel in Baton Rouge. There are 2 Bally's / Spectrum sports stations. According to the guide, they are both supposed to show the Pelicans game. But, one has a hockey match on and the other is showing Nascar.

Is this the correct channel?

TIA - I live in Houston and usually watch with League Pass, but can't access it since I'm in BR.
