re: Turning a home into a rental

I would sell it. I don't think it's worth the time, effort to pick up 200-300 each month.
I once took a position when I had another interview with a better company later that week. I took the job because I was tired of the job searching/interviewing process. Every time when something bad happened on the job, I thought "what if". Don't be a "what if" guy.

I've been in your situation before(30 yrs, bad interest rate). I think I paid off 3K of principal in 2 years. I refinanced it to 15 yrs at a lower interest rate. I've gained 55K in equity in 5 years. So you can see the difference right there.

How much are you gaining in equity each month?

Are you looking to put it in the ground?

Any advice as to grow from seed vs buy plant from nursery. What is the best time to plant them?

1. Are you or your buddy married? If yes, I would advise against the partnership since you may be forced to compromise somewhere down the road because there's a woman in the picture.

2. What's the money situation looking like and what price range are you guys looking at?

3. You could form an LLC(pretty cheap) to protect your personal assets. I didn't since I took out 300K liability for each of my properties.

4. Obstacles - negative cash flow is a big one. Make sure to do accurate calculation on monthly mortgage payment + expenses(taxes, insurance, maintenance, repairs). Other things to look out for: bad tenants(make them put down at minimum a month's worth of ten in deposit), vacancy, major repairs(roof, exterior painting, A/C)

5. Benefits: positive cash flow, earning equity monthly through tenants' rent, owning the property outright down the road(try to finance 15 years), depreciation on tax returns, getting monthly income when you retire.
Gained
-Stannis - his stock is climbling now that people have seen another side of him. It also doesn't hurt that he has a commanding presence and voice whenever he's on screen.

Lost
-Dany - even some of her fans are beginning to considering her story boring.

Never understood the hype. Her head was too big for her body and she has man hands. She also has a fake smile where she shows the top and bottom of her teeth.

I would require her to pronounce Italian ingredients like a normal person.

Who would you hire as a personal chef?

If you could hire anyone and money wasn't an issue.

I'd go with Jamie Oliver.
you have to be real thirsty to say yes.
anybody see the uncanny between resemblance of the current Pope and High Sparrow?

No. Jenny is the worst character. Had Forrest grown a spine and kick her to the curb then it would've been the most inspiring.

I just use soy sauce and corn flour to thicken it. I finish it with lime juice.

Forgot to add bok choy to the list.

Instead of diamond, you could look into other gemstones such as Black Opal, Red Beryl, or Alexandrite. Sure, she or her friends might not know about these but they are more rare and a bit pricier than diamonds. Wouldn't you rather pay a bit extra to be unique?

How do people dislike water chestnuts?

They're just opposite of all other ingredients. Onions, mushrooms, peppers, carrots all get tender during a stir fry and they suck up the saltiness. Then you have the water chestnuts. They are sweet and crunchy. Seems like they don't belong in the group. I like boil fresh water chestnuts and eat them. But I don't let them join my stir fry group.

I can see that money and humbleness are not correlations for some people.

I don't get the water chestnuts also.

Money aside, does anyone ever think of where diamonds come from when they open that fancy shiny box? We are talking about an industry that uses widespread child labor(most are unpaid). Can you imagine your 8 year old son working in the sun day after day? And don't forget the beatings, torture, civil war, environmental degradation that comes from digging these shiny rocks out of the ground.

It's depressing to think about the exploitaion. If the people toiling were treated and paid well, that's a different story. But these people make less than a dollar a day.

I filled out a quote form on usaa only to be told I wasn't qualified at the end when it asked about military at the end.

Why didn't they ask about that at the beginning. Waste of time and now they got my info.
Donate some to guide dog for the blind foundation.
Donate to unfortunate people in 3rd world directly.
Take cooking classes from a chef, preferably Jamie Oliver.

yeah, S1 Mountain had that rage in his eyes. S2 mountain looked like a basketball player. S3 mountain was big and muscular, but looked too calm.
that's a great deal. But being in Tx helps. I'm not sure what about LA that makes auto insurance higher. Is it more car stealing or bad drivers?
