I hear you. Im hoping adding nutrients will help but I think ultimately in the fall I’ll end up scalping, aerating, top dressing and over-seeding. Not only is the soil nutrient deficient, it’s ridiculously compacted in most places.
If I don’t kept up with it frequently the grass fries. The soil is essentially sand and clay so I feel like it doesn’t retain moisture at all. I’ll send pics when I get home.
Unless rain is in the forecast, usually about 45 min in the evenings. I leave for work at 5:30 am, so I can’t really do it in the mornings like I’d prefer.

How soon after the lime would you fertilize? My lawn is already stressed. The only spots the look good are near shadier areas or where the dog has peed.

Moved into new construction house in May. Zoysia sod has been struggling from the get go, despite frequent watering.

Finally got around to a soil test. Results came in today.

Is it too hot to fertilize right now? Or should I just make it through the summer and start trying to optimize everything toward end of summer?

I’ll look closer when I get home from work but no. Mainly looks very dry and thin like all the soil has eroded away underneath.

Just moved into my new construction house from an hour away. Zoysia sod looked decent for first month. Had timer set for a regular watering schedule for entire first month. Held off on cutting it. Then around week 5/6 a lot of rain was forecasted so I turned off the timers and figured I’d be good to go.

Arrived over the weekend to move in to find it in this condition. It looks like all it took was one hot dry week (last week) to fry it. I don’t think enough soil was placed on top of the crappy dirt/clay before laying the sod.

I’m going to get back on the water; as well as, aerate and top dress the majority of the lawn.

Am I screwed or should it bounce back with these basic interventions?

I thought about this but ended up saying to hell with it. I’m gonna pull the trigger and get zoysia all around. The price tag stung initially but the thought of finally having a lawn to be proud of was enough motivation to pay the extra money.

I have not thoroughly researched the different types of Bermuda or zoysia. The pine trees in the back yard will most likely affect the grass trying to grow towards back property line. For that reason, I’d try and go with the more shade tolerant versions of the Bermuda or zoysia.

Enough reading has me convinced the centipede is inferior and I’m trying to have a lawn I can be proud of.

Any idea how much more zoysia would be? Google search is of no help. It has zoysia being cheaper which I’m fairly certain is not accurate.

I’m coming to the final stages of the build. Centipede sod installation is what was in the budget. I’m wanting to pivot to Bermuda or Zoysia. I don’t mind mowing once a week. Front yard is total sun. Back yard has pine trees on the outside of the property line.

Any preferences?

Any idea what the cost difference would be between the 3 options?
I’ve only been watering late in the evenings because I am at work for 6 AM.
Must’ve been a tree stump there. Last year it just started getting very brown and died off. When I went to investigate I realized it was pretty significant hole with some old roots there. I packed it with dirt and put the sod piece on it.
Tried plugging this spot in my front yard about a month ago. Full sun most of the day. Am I screwed or is it salvageable?

Zero dollars as of now. Inspectors go out later this week. After they finish their inspections I’ll owe those costs but I still have time to get out based on what they find.

How would you go about those contingencies? Let him fix it and get it inspected? Or ask for a bunch of money off up from and do it myself after purchase?

I was being purposefully vague on it since this all happened after I was already under contract on it. I didn’t know if talking on here about it was somehow in violation of the contract in case the builder frequented tigerdroppings.

The drain connects to the ditches that run along the street and the drain flows underground towards the back of the house to empty in the drainage pond.

Currently waiting a standard inspection as well as an additional inspection from a structural engineer to assess the foundation and all things that may affect the foundation.

There is a big retention pond behind the property that is supposed to remain and. There are also ditches along the road in the front of the house. The ditches have culverts that takes the water and flows underground down the length of the property and empties out the back to the pond.
