LOL I saw Irvin several times at his Playmakers bar in The Colony before it closed recently. He's a pretty nice guy and I usually saw him out talking to customers but he's every bit as spastic as he seems.

Courtyards are generally well maintained and in better locations. They are my 1st choice too.
