You are clueless.
Lots of high end talent. Last year we added quite the Dline group. This year might be a focus on Oline. And it is good to see Dobson back in town.

Looks thin to me. We haven't seen a lot of Jackson, but he does seem to be a good player. Finney is a young talent, but hard to expect too much as a freshman. Not many do as well as DJ as a freshman CB. You need more than 4 to get PT during a season. Injuries happen.

This place is not known for patience, so temper your expectations. The first loss will be followed by what $40M should do for us.

It will be interesting to see if we handle it better than A&M did with the most expensive nil team of the day from a few years ago.

You are uninformed. Maybe you don't have any money to protect. A car wreck or a case of cancer could wipe out your wealth without insurance. Many insurance plans are weak for everyday type issues, but provide protection for major medical ones.

Obamacare has plenty of areas that can be improved, but has there been a better option put in place in the past 50 years? Nope. Every other administration failed to do anything. I would vote for any president or other politicians that would make this a priority.
We were already thin at CB, so love this. Not many options left in the portal.
A necessary evil associated with retiring early. We have been paying $2k/month for a policy with a $7k deductible. Wife just hit 65 to cut premium down to $1k for myself. We have real estate income that is a big part of why our premiums are high.

1031 only applies if you are using the proceeds to purchase a similar type property. You have to identify a new property at time of sale. This doesn't meet your goal of liquidity.
I have considered myself an independent for a while now, with this being a primary reason. We no longer have a real Republican party. One of my biggest wants from my government is to spend less than we make. Trump is the biggest violator of this, but there is plenty of blame to share. This graph is a good visual.

The interest on our debt is a serious concern. Nobody in Washington has a pair.
You sound like a good planner and will be fine. I decided to start using a loose dollar amount instead of percentages on my bond money. I want enough bond money to keep me from selling any equities at a time when I am not comfortable with the price if those equities. There are no guarantees on this, but can make the odds of this occurring very low.
I regret having too much in bonds when I first retired. I had a similar breakdown as you based on traditional advice, but decided I didn't need as much in bonds. I now only keep enough for about 3-4 years of projected income needs. I also have a significant amount invested in real estate, so that factored in to my ratio decision. How often have we seen a market downturn that lasts more than 3 years? It is easy to forget about what % of our portfolio that we spend in a typical year or few years. This has caused me to keep less in bonds than traditional thinking. 3-4 years may be too short for you, but you might think of your breakdown from this perspective.

Do you use a tax accountant? Depreciation recapture, 1031, understanding what expenses can be deducted are all areas a tax person can advise you on.

Sounds like you are curious but haven't done any research. Your questions are broad. The answers vary quite a bit. Location, cost, type of property, your cash flow needs, your financial strength, timing, and your goals are some factors. One thing that can be said is general questions and general answers will not give you enough info to decide on an investment. There are good real estate investments in the same areas as bad ones, so be careful.

You should talk to some investors in an area you are considering buying property. Some realtors have contacts. Real estate is local. Investing in a growing market can be lucrative. It is best for those that have ample resources to deal with unknowns.

You might get more info from this board if you shared more details about why you are interested and what your goals are. But anything from this board should not replace the more specific research you should do before committing to investing.
Earnest money is known for being difficult to enforce. Nonrefundable is a better term for the seller. But is generally tied to stipulations related to the irsa.My contracts say deposit is due within 5 days of an agreed upon irsa. I don't make requested changes until deposit is received. We will proceed with fixes, but not changes that are not fixes.

Regardless, when deals that fall through, most just walk away. I have had buyers break a contract, but have never pursued them in court.
A good realtor acts in behalf of best interests of their client. A low-ethical realtor would prioritize closing a deal over interests of their client. There are plenty of both types out there.If realtor believes there are problems, then that should determine their advice to their client. What is odd, is how did the realtor determine foundation issues if not called out thru the irsa. Visible cracks do not equal to foundation issues. All concrete cracks. A good realtor should know this. Sounds like we don't have all the details.

I haven't signed a contract in over 10 years that uses earnest money. I am typically the seller and use "nonrefundable" terminology. But it is also tied to having agreement of the irsa (inspection report).

The wording on the contract determines enforceability. Nothing verbal. Doing work requested in contract is governed by the wording on the contract. Seller agent should have advised your daughter on when to do the changes. Sounds like seller agent failed her in that regard. But your daughter has no recourse to her agent. It is ultimately her decision to start the work. This is business and each party is expected to understand what they are signing on a contract.
This is a good post. I don't join in with those saying she isn't that good. This is all about getting love thru nil. Her dad seems greedy, but is chasing money and stardom for his kid.
