I've actually had to go to that area for some of my major agri-business clients back in the day. There are only a couple of other major chain competitors (Hilton or Marriott flags). I stayed in the Marriott near Mall of America or up at the Courtyard by MSP. Just not that many other options on the southern side of that metro for business travelers with corporate rates or loyalty programs that are not near a major office park, downtown Minneapolis, St. Paul, or one of their giant shopping malls.

Having that flag and that back office booking systems is a gold mine for a hotel like that. Not having it is a nightmare. The owner likely will have to sell to someone who is a better partner for those major hotel flags or risk not being able to service what is likely a substantial debt to construct that place.

Corporate rates and agreements with massive corporate and government users is why you pay a fortune for those franchise agreements. Excluding them is a catastrophically stupid thing to do.


Everything here is spot on. When I travel, unless I stay at an independent hotel, I typically try to stay at Hiltons, including Hamptons. My brother-in-law travels around 125-150 nights a year for work and stays exclusively at Hilton facilities as he gets a corporate rate and then gets Hilton Honors points.

Franchise agreements, especially for mid to upper end chains like Hilton, are incredibly expensive. But it's worth it, because hotels like this aren't built without it.

This property will go bankrupt if they try to go the independent route. Go the independent route and you are relying almost completely on leisure travelers. And this looks to be a location that would rely easily 75% on business travel.

My guess is one of the following happens:

- Hilton forces the franchise company (Everpeak) to sell the property. Maybe close it for 6 months, let everything calm down and then reopen it or reflag it to something like a Hilton Garden Inn if they want to give the property a fresh start.
- The franchise company doesn't sell the property to Hilton, has to close temporarily and then later on finds a new flag. I don't see Marriott, Hyatt or IHG (Holiday Inn) touching this property. If it goes this route, probably a Best Western or Comfort Inn.

And if they had just apologized, it probably would've been a non-issue. But no, they doubled down. Great example of torpedoing your business overnight.

And honestly, if Everpeak has other Hilton properties, I'm going to guess those aren't renewed down the road. They basically destroyed any chance of doing business with Hilton again by doubling down.

Debating if I want to buy more iShares Silver Trust ETF (SLV). It’s at $69.84 currently.

I have 35 shares of Energy Transfer (ET). The dividend for that stock is good, but otherwise it hasn’t done anything in a year and is well off its high.

Should I dump those 35 shares of ET and buy more SLV shares?

I'm 41 and I've felt the same way for awhile now as well. I'll admit, I used to live and die college sports and the NFL. If my teams lost, especially the Saints, it ruined my weekend. I took it way too seriously.

I feel like most of us start to realize we shouldn't let a bunch of random people under 30 really determine our happiness.

I will say too, as the Saints haven't been in playoff contention this year, I've found myself only watching the Saints. I really haven't watched much of the regular season. Like you I love the NFL playoffs, but regular season, meh.

College football and basketball is the same. I still enjoy watching it, but I don't revolve my weekends around it like I used to.

Seems like for a lot of us middle aged sports fan, it happens. Our perspective on life changes. Sports are still fun and important, but it's not live or die like it is when we're younger. So I think you're far from alone.
This is the difference between Conservatives and Liberals. Liberals are always in lock step with their leaders. Conservatives can vote for someone but still disagree with them on certain things.

I largely support the attack last night and bringing Maduro to justice. I do not agree and am not thrilled to hear about us being back into nation building.

What's the time frame Trump? 1 year? 5 years? 20 years? We don't want to be in the nation building business.

I voted for Trump in 2016, 2020 and 2024. I don't like this decision. The only way it ends well is if the U.S. military destroys all military capabilities of the Maduro regime, which then allows the legitimate winner of the Venezuela elections to take power.

Here you have Venezuelans celebrating the ouster of Maduro. Cubans would also largely celebrate being freed from communism in Cuba. And yet who is melting down, Canada, Europe and the left here in the U.S.

I know many here would be concerned about cultural impacts/changes and "losing some part of America", but I would gladly take Venezuelans and Cubans who believe in freedom, compared to, largely white people, who are left in the U.S.

I would say the same thing about Hong Kong citizens being under communist China.

I know it would never happen, but I would love to propose a swap. You leftists wants socialism and communism so much, go to those countries you love so much. I would gladly trade white U.S. leftists for some Hispanics and Asians who actually believe in freedom.

This hurts LSU in recruiting as well. These coaches keep having to coach Ole Miss so they can't focus on their jobs at LSU and recruiting for LSU.

While it won't impact LSU long term, next year probably isn't going to be anything special. It's going to be a makeshift squad for LSU in 2026.

I don't dislike UGA as a program, but UGA fans are probably second only to Florida fans in terms of trash and cockiness. The getting up in your face and barking is one of the trashiest things in college sports. Always glad to see them lose.

He's really hurt his draft position since early December. If he's still #3 QB, that shows how weak this QB class is. He should be a 5th round draft pick at best.

If that's the case, he'd be crazy to go pro. 5th round draft pick or later, you aren't even guaranteed to make the team.

That doesn't seem like someone who is dedicated to the program. He's definitely not going pro (unless he wants to be a 7th round draft pick or undrafted), does he transfer?

I would be very surprised to see Ty Simpson in an Alabama uniform next season.
