the best thing you can do to keep costs reasonable on design is have something to start with…a general plan that you are comfortable with. Purchase a set of drawings as a starting point (make sure you own them) and then redline those along with a narrative of wants/needs/etc and bring those to your designer for quotes.
Two things are paramount…SF under roof equals money, decide on your overall size and stick to it. And secondly, constructability rules the day…don’t design something that requires specialty construction methods unless you’re sure your budget allows.
If those two things get away from you, you could wind up with an expensive set of drawings that you can’t afford to build from

I have an antique pot bellied stove in my covered and semi enclosed carport that I plan to refurb and permanently install. I did fire it up when I got it and it does pump out some heat, and the chassis gets very hot.
So I plan to set it on a fire brick pad and build a fire retardant backstop behind it. On the flue, since you’ll be inside, I think I’d have a pro do that…on mine I just need to punch out a gable end and they make fire retardant sleeves for that

Those exposed roots are hardened off so the tree will be fine. Go ahead and infill up to about 6” below where roots all come together, water it to melt it in as you go. you’ll want to feed that tree in the spring

it isn’t scientific but 30’ apart is a good rule of thumb for oaks and many other hardwoods. Don’t be scared of willy nilly, that’s what nature does. To me, manufactured symmetry looks worse.
Just space them out 30’ and you’re 90% there. After that just avoid getting too close to driveways and near underground utilities.

I’ve never understood the hype for this guy. He’s made one good movie. The movies he hasn’t made but talked about making are more interesting than any of the other crap he HAS made.

all of the geotechnical firms provide construction services. Have your contractor make the arrangements. We use terracon most often but they all can do it
Most have a package including structural fill compaction testing, concrete testing (21 day psi) etc. you don’t need to deal with that as the client

a geotechnical report will include a soils bore at the foundation location and give you recommendations for foundation design. Primarily whether a deep or shallow foundation is necessary/suitable. Since there are houses in the development your structural engineer will already know what design to use. So no, a geotechnical report is not needed. If for whatever reason the report from the site development is needed, it will be on file for use as reference
