Neighbor Restrictions: Plan disapproved due to adjacent Lot violation
Posted by Golfer2012 on 3/18/16 at 10:38 pm
A relatively new neighborhood development is subject to subdivision restrictions and protective covenants recorded by the Developer.
The restrictions require approval of the plans by the Commitee (aka the Developer) before building. Let's say the Commitee will not approve the plans despite no violations whatsoever.
The issue is that the adjacent Lot owner's driveway was apparently placed on the wrong side of their Lot such that driveway of the owner seeking plan approval would be directly next to the adjacent owner's driveway unless the house plans are completely changed to a front loader. The same problem exists if the driveway was placed on the other side of the Lot, though that adjacent owner's driveway placement is correct according to the driveway layout plan.
Are there any options or recourse here? Or are you SOL and basically subject to the will of the Developer regardless of plans being in complete compliance with all restrictions and convenants?

Landlord Insurance
Posted by Golfer2012 on 2/16/16 at 9:24 pm
Any recommendations for a landlord insurance policy? Currently, all of my insurance policies are through State Farm but apparently they don't offer a landlord policy for rental homes.
Also, should I expect to pay more, less or about the same for a landlord policy versus a homes owners policy on the same single family home?
TIA

That's basically what I'm trying to do but I don't want the dealer trying to add-on all kind of extra "fees" because the vehicle is worth more than the trade-in.
I've already agreed on a price with the current owner of the vehicle -- it just can't be sold directly to me b/c it's business owned and the business would have to recognize income on the sale whereas if it's just traded-in then no tax consequences for the business.

Thanks guys. So other than the "service" fee and sales tax, the dealership should sale the vehicle for trade-in value, right?
Also, is there an official name for this type of transaction b/c Google doesn't come up with anything on the subject

Questions re: "in and out" vehicle purchase
Posted by Golfer2012 on 1/25/16 at 4:52 pm
Can someone explain the pros and cons for the buyer, seller and dealership of doing an "in-and-out" to purchase a used vehicle?
I'm the buyer FWIW and this is the only option to purchase the vehicle bc the current owner (business) would have to pay income taxes on a direct sale.
TIA

Check out the First-Time Abate. It's an administrative waiver that doesn't require a good "excuse" -- you may qualify if you have a good compliance history.
It's discussed in IRM 20.1.1.3.6.1

Thanks, please do.
I'm referring to a document that doesn't typically need to be notarized but this particular company requires it. However, there is no place on the document/form for a notary to sign.

In Louisiana, is it necessary to have the notary paragraph/statement in the document or can the notary just sign, date and stamp the document?

I think a playoff birth and a couple wins in the first round would be a good year.

I'm not begging anyone to like Dwight. But I'm willing to say those who don;t like him are part of the minority. If the NBA had more character guys like Dwight, then I think there would be a bigger fanbase.

Because YOU don't like him, do you really think that nobody likes him? He's a good person in addition to being a superstar. Don't see how you can dislike a guy like him. I suppose you like guy's like JR Smith?

ESPN just had a discussion about the possibility of CP3 going to the Magic....That would make the Magic instant contenders and put the Hornets out of the playoffs. BTW I'm a huge Dwight Howard fan and think him and CP together would be the best combo in the league!!

Any idea what a D-League player makes? Google says only around $15,000, but that seems kind of low
What do guys in those other lower tier leagues make?
