re: Homes bought in 2022 and 2023 are starting to hit the market

Depends on where you’re at. We bought our current house in the summer of 22 and a house on our street sold recently at double the price per square feet

When you QB conversation centers around JJ McCarthy, Kyler Murray, Geno Smith, Carson Wentz, Tua and Kirk Cousins…you are absolutely fricked!
Their QB room last year was McCarthy, Wentz, and an undrafted rookie. All started multiple games. And they went 9-8 and were a play away from winning the NFC North. Probably the best division in football.
The Vikings with 2nd year McCarthy, Murray/Smith, and X at QB isn’t fricked. I’m willing to bet you didn’t actually watch the Vikings last year

Murray is terrible. He was benched for Jacoby fricking Brissett. JJ is terrible. The roster outside of QB is very good.
The Vikings oline isn’t good and wasn’t helped with injuries last year. They didn’t sign Darnold to save money to try to improve it, but it didn’t seem to work. And with all the injuries they were a single play away from winning their division.
Geno Smith or Murray would definitely be an upgrade at QB2 over Carson Wentz. With better injury luck they are probably the best team in the NFC North

Pre kids is just use the box. But now with small children I’m already using a cutting board for fruits and veggies so I use that for the pizza too

Maybe. Maybe not this time. The Iranian people are certainly tired of their captors' rule, hence the massive protests with millions marching the streets.
Oh I agree 100% that the current Iranian population doesn’t support the current regime. It’s such a young country that is very pro-western. People have been talking about Iranian revolution for a while.
My massive concern is how the hell the Iranian people could retake the government? I just see a scenario where the people of Tehran retake control and one of the many generals or ayatollahs consolidate military power and retake it. In the process so many people die
Are we putting troops on the ground to support an actual revolution? If not how do the Iranian revolutions stand up to the actual military?

Yeah, the events today will likely be way less important than people think. The Iranian leader was late 80s and probably had cancer. He was a dead man walking anyway.
Most likely scenario is that the US agrees with another general to be leader and he promises not to pursue nuclear weapons. The we find out in 5 years they are still pursuing nuclear weapons in a more secretive bunker and it starts all over again

They have had highly enriched uranium before, during, and after the JCPOA
The fact that they had enriched uranium is why the JCPOA was signed in the first place
It was designed to stop further enrichment. And it did while it was in effect. Then we voluntarily left the agreement and enrichment started back up again. Leaving the JCPOA was a dipshit move

IAEA disagrees with you. Consistently reporting that they produce highly enriched uranium that has no use in power plants. Im sure they just have that stockpile for their cheerios.
This was years after Trump pulled us out of the JCPOA with Iran.

Dort honestly might be dirtier than Draymond. Sure Dray might choke someone out or whatever but he’s not going after the legs of players fresh off of injury.
Draymond plays physically, gets too emotional, and isn’t able to control his emotions. He acts like a toddler.
Dort knew exactly what he was doing. He walked over to Joker intending to reinjure him.

This is a country that has been funding terror attacks against the US for decades. I’ll agree boots on the ground is a different story.
Saudi Arabia funds way more terrorism than Iran

In essence Trump will agree to Antrhopic's terms, just with open AI instead, cause Hegseth is such a clown he bluffed and can’t back down but in essence they will?
Basically. The pentagon wanted Anthropic to back down and give in. But they didn’t. So the pentagon dropped the most advanced AI for a lesser model with the same standards.
Hegseth was embarrassed and now the pentagon is downgrading for no reason

Yeah and the Clintons had them at their daughter’s wedding.
Who is “them”?
quote:
That picture is from Lutnick's Dec 2012 visit. He's testified about it. Lutnick's wife coordinated the visit with Epstein's assistant. Lutnick, his wife, four children, and nannies, plus another couple and their children, subsequently had lunch with Epstein on the island. In his congressional testimony on February 10, 2026, Lutnick described the visit, and said the lunch lasted about an hour, then both families left.
So he took his minor children to a private island with a convicted pedophile.
The last Trafalgar poll had Trump at +5. It’s gone down since their last poll
His polling average is underwater by double digits. LINK

That ~20 miles stretch feels like a death trap, traffic is moving way too fast with how distracted people are and how often it comes to a complete standstill.
Lived in Nashville for a decade and moved back to Knoxville a few years ago. Nashville traffic is way worse in total congestion (you can find yourself inching forwards on all sorts of roads) but I40 through Knoxville is crazy dangerous.
You can be going on 40 West through downtown at 65-70 mph, take a corner and have visibility obscured due to interstate ramps then suddenly encounter standstill traffic around 17th and Sutherland. Nashville traffic drove me mad. Knoxville traffic scares me sometimes. Nothing like hitting the brakes hard on the interstate and hoping the truck behind you wont run you over
I don’t know what the solution is but I’m hoping something can improve because of this tragedy

We lived near a brewery in Nashville that has a separate family area with its own playground

If you want to maximize value appreciation you should stay away from prime areas and buy a house in a place that is or will soon gentrify.

Trump literally ran on lowering grocery prices
No one made him say he would lower prices, but he did. And people believed him and are pissed he didn’t do what he said he would do.

It's flat out nasty... no idea how this is popular.
It’s not. Even the petros in downtown Knoxville closed. There was a time when a place like Petros could survive here, and it’s been gone for a while. I’m from Knoxville, lived in Nashville for about a decade, and moved back. The food scene here is insanely better than like 2010
