Anyone who ever thought this wouldn't happen wasn't thinking logically.

Austin metro area home prices have dropped more than 15% in some areas.

Yeah my house has def taken a hit in value  but it's probably more of a correction. Developers built for a 'forever boom' that didn't happen. Combine that with the spike in interest rates and the slowdown in tech and migration and you get what we have

In Texas most of the issues are being attributed to immigration/deportations.

Which part of Texas? This isn't the case in the Austin area

When it’s all said and done with Tomlin, what will the narrative be?

His career is far from over. Andy Reid is viewed a whole lot differently after leaving the Eagles vs how he is now.

Or he could go the Doug Pederson route. Time will tell

the guy bending down with his back turned got rocked, its a sucker punch

Def a sucker punch but more of a FAFO  if you turn your back to someone you are persistently instigating then that’s on you
What's your hypothetical target retirement number? How much do you hypothetically have saved now?

I think I'd just keep working and use it to accelerate my target retirement number and keep investments boring with some Vanguard Growth ETF's until I hit my number.

As a high school senior he passed for 3307 yards, 40 TD, 8 Int. and a 61.1% completion Pct. He rushed for 1083 yds on 120 carries averaging 9.0 yds per carry and 25 TD. On defense he intercepted 10 passes.

This is comically good
From another thread but posting again

Brad Davis Average Rushing YPG produced by his OL units over last 11 seasons

Year | Ranking |Team
2015| 108 |East Carolina
2016| 115 |North Texas
2017| 68 |Florida
2018| 28 |Missouri
2019| 85 |Missouri
2020| 76 |Arkansas
2021| 109 |LSU
2022| 43 |LSU
2023| 14 |LSU
2024| 104 |LSU
2025| 109 |LSU

In 2022 and 2023 we had JD5 which juiced those numbers. Even including those years his average is the 78th ranked in rushing YPG.

If you exclude them then his OL units have paved the way for an average 89th ranked rushing attack.

There are FOUR OL on NFL rosters from last year and we ranked 104th in the country.

Stomach it for another year if you can and save aggressively.

And with your kids not even starting elementary school yet, I say stay a couple more years until maybe your oldest is in 2nd or 3rd grade. Continue to invest and save aggressively and then move
I'm also in the area. How old is your kid?
