Pneumatic with compressor is cheapest route. I bought the cheapest one from Home Depot years ago, not sure the brand and it’s still going strong. About to use jt on my fence build.

I did a basement for someone not too long ago. They had a bar with tile around it. Getting the tile out is a bitch and that part will cost you a few thousand. There’s a hydraulic machine that pops it off then you need to bring in a floor grinder and control the dust.
The LVP install should be 3-5 bucks a square foot. Get the thickest you can and try out the interlocks on them. The stainmaster from Lowe’s would not lock consistently, it was almost like the tiles were banana shaped. You should have the toilets pulled and flanges cut out and reset on top of the floor.
What are you taking out where there is no tile?
Say 3k to remove the tile 2k to remove and reinstall toilet flanges, 10k for the floor install, 2k for the quarter round to total 18k, but I’m missing demo of the rest of your existing floor, plus materials. 26k might not be far off….

Get a 2023 or up….the 10 speed transmission is fixed in those years…the 3.5 ecoboost is fine…use the premium gas and change the oil frequently and you won’t have problems

Electrical…at least include the ATS in the build…make sure the electrician is pigtailing the outlets, not backstabbing…make sure…make sure they put j boxes for anything going in the soffit
Plumbing - Manibloc manifold with homeruns to each valve
At least a rough in for outdoor kitchen
CAT 6 to every TV and 2 or 3 cat 6 if you will have a Sonos soundbar or video game system

The only issue you’ll see is the builder is going to see dollar signs. I have a buddy of mine trying to build pricing out plans done by an architect and their first comment is ohhhh this was done by an architect it’s going to cost a lot more

What’s to stop the builder from trying to say oh that’s going to cost a lot more you don’t need all of that…..that’s kind of what I’m hearing happens around here….i live in a neighborhood that Pro One Developed, so they built a lot in here, traditions built 3, Inline built a few, PJC built some and a couple of other names, but from what I’m seeing all of the MEPs done in here are crap
I recently got my electrical contractors license and home improvement contractors license to get a few side jobs in here, and so far I’m fixing stuff that was done wrong….lots of electrical crap…fixtures in soffits with no junction boxes, replaced a shower valve that the plumber sweated fittings to a threaded valve because with the threaded adapters the valve wouldn’t fit….I used to self perform kitchen remodels and I’m a construction management grad
