Neighborhood empty lot reset: centipede/trash grass to bermuda

Purchased the lot next to my house and want to get it up to speed with my immaculately monocultured bermuda lawn. I'm already into it about 15' from my property line with a strong stand of bermuda to keep the weeds away from my yard. Can start any time. I've never put any chemicals onto this lot because it wasn't mine and i didn't want to waste my money on something not mine. Would it be as simple as hitting it with MSMA and killing everything else but burmuda and letting the natural bermuda take over? It's probably 50% centipede, 10% bermuda, and the rest is just weeds.
Spray now? Spray after winter? other?
I will be putting down pre-emerg when i spray my spring cycle on my yard in feb/march.

I would spray glyphosate a few times then seed with common Bermuda seed after soil testing.

I would wait until spring to spray glyphosate and then MSMA as needed while fertilizing the piss out of it. Make sure it has water and you should be fine. As mentioned above get soil sample.
