Commercial Bank Loan - What makes it take so long?

For those in the industry, why do commercial bank loans take a few months from application to funding? Basically sent all required documents and data they needed the day after our meeting.

Underwriting, review, approval, appraisal, environmental reports, loan doc drafting, legal, etc. Some in house, some 3rd party - multiple people and departments involved

A phase 1 and appraisal have been my only hangups, and that hasn't been months. Maybe a week or two. Are you using a large, national bank,or a local/regional bank?

It really depends on if real estate is involved ? If it is and it requires a commercial appraisal then that can take 3-4 weeks to complete. If the bank/lender was not 100% sure on the approval then we typically will not order the appraisal until after we had the approval.

The size and complexity of the loan play a part too. Are they using laser pro docs or getting outside counsel to draft custom docs? All of this can greatly affect the time it takes.

Find a community bank and your commercial loan app will be material to their producers and underwriters.

I am commercial banker at a community bank. There are lots of factors but no way should it take more than a week to underwrite the loan if all the information is current. There is sometimes a back and forth with underwriter for information.
If you have a real estate deal you can close within 30 days if the stars align perfectly.

This is a poorly written OP if you want answers specific to your situation. Are you talking $1 billion to build a new office building, $10,000 to buy some landscaping equipment, or $1 million to buy an office for your own business? Vastly different requirements and timelines OP
