Home interest rates- BR area

Anyone in the business who knows?

I’m looking to refi a 2nd mrg and cash out a small amount in the next 6 months

Just wondering if now is a good time, wait, etc

I'm looking for a second home (so different situation) but my lender (Hancock Whitney) seems to think rates will fall some more.

You’d prob be mid 6’s on a cashout refi right now depending on scores and equity. But if you can hold off I do think rates will continue their downward turn this year.

Just closed this week on a VA IRRL refi at 4.99%. No cashout though.

Just to Clarify, you mean a second mortgage on your primary house? What is your interest rate right now? rates on a second mortgage are always a little higher. Given that the second mortgage accounts for a smaller loan amount, the difference in a .25-.5 drop isn't going to be that impactful as say on your primary mortgage. You could always do a HELOC.

Correct. Home is valued at $525k (ish)

Owe $190k on primary at 2.75%
Owe $25k on 2nd at 5.5%

Looking at refi and cash out of $15k (total of $40k) on 2nd

go get a HELOC and refi the 2nd mtg. You'll be able to get the cash out you need. Check EFCU Financial.

It was 5.75 for a little bit last week. Back up to 6.25 area now.

If you only want 15k, I would just do a HELOC. They usually have less fees and sometimes none at all if you go through your bank. You have some pretty epic interest rates, I wouldn't refinance for 15k and wind up with an 8% IR.
