Is Long Beach MS nice?

Looking at properties. Is long beach cool? or should i stick to BSL or Ocean Springs. Interested in water access and restaurants.

I am very familiar with Long Beach because my wife is from there and still has relatives there. It is a nice place. There are some decent restaurants on the beach and on the main drag.

To be honest, if I had to rate the restaurant and entertainment scene of those three places, I would rank them
1 Bay St Louis
2 Ocean Springs
3 Long Beach

Don’t tell my wife I said that.

Quiet beach town with some cool events/things to do throughout the year. Downtown area is small but nice and close to Downtown Gulfport/Casino if that's your thing. Lots of great places to eat.

Our family loves the area.

Not a ton of water access except boat launch into ms sound. It’s ok, but I prefer the pass or BSL for food, water access points for boating and other amenities.

Long Beach is the poor cousin to Pass Christian, BSL and/or Ocean Springs.

Property there won’t appreciate like in those other communities but it’s cheaper to get into.

The public school system (the City has their own separate school district) doesn’t hold a candle to Pass Christian or Ocean Springs and is somewhat behind BSL’s schools.

That negatively impacts property values there to some degree.

Parochial education there isn’t bad through sixth grade. The problem comes at Jr & Senior High School levels: it’s either 20 minutes to BSL or 30+ minutes to St Patrick above Gulfport.

As was said earlier here, Long Beach just doesn’t have the sizzle of the other mentioned cities. It’s kind of a blue collar suburb of Gulfport.

No offense intended, just my opinion.

Insurance and property taxes suck in Long Beach. My brother still lives there—I got out after Katrina.

Definitely has water access and laid back. As far as restaurants there is more in the other two.

School districts in this order:

OS
Long Beach
Pass Christian


BSL



Long Beach gets you next door to Gulfport amenities. Small, quaint downtown. Quiet community. USM Gulf Park campus. Not any nightlife in the town itself. Less costly than OS. Small but nice, unpopulated beach front.

If you want some sizzle, as mentioned, then you want OS. Booming nightlife/downtown area. Medical. But OS comes with some baggage (crime, drugs, traffic, etc). Your waterfront is more of the Sound than the Gulf.

Pass Christian is growing. They just got a Buccees. It’s kind of blue collar/baw.

BSL is kind of NOLA lite. Spanish architecture. Nice downtown area but kind of ugly outside of it. Of course, closer to NOLA too. Some casinos, but you’re further from OS/Biloxi amenities.
