Haynesville Shale lease values

Drilling co. wants to lease acreage...what is going rate per acre now? I know of school board property that went for $15,000 per acre....is that still around the going rate?

Currently $5,500.00 per acre for private land is the best I have heard.

Location location location. The most I've seen lately is 7500. And that's in the heart of the play.

Mother nature put a lot of sour gas in that shale. That is not helping the $/acre cause. Of course, Nat Gas price is not either.

To Haughton 99, where is "the heart of the play" you cite for $7,500.oo per acre? What area and how big is the area? Is it 20 square miles, 40 sq. miles, etc.?

Haynesville Shale Map

Check out this map. This should give you an overview of the Haynesville Shale activity. The "heart" of the play is roughly Northern DeSoto Parish and extreme Southern Caddo Parish. $7,500/acre is probably the top dollar amount that getting thrown around, but most are paying around $5,000 - $6,000/acre.

You also have to realize that price isn't dictated by the area, but by the competition. In early 2009 lease values in this area got as high as $25,000/acre because Chesapeake, Petrohawk & Shell were at a bidding war trying to scoop up as much land as possible. Since then almost all the land in this area has been leased and prices have dropped considerably. This also has a lot to do with the price of gas, but that's for a different thread.

cool map. are those red outlined boxes 160 acre lease tracts or a larger unit? my property leased by petrohawk is in webster parish and isnt on this map so this doesnt appear to represent all leased acreage.

fwiw i leased at 4250/acre

haughton99, if you can get 5k or more, you probably out to go ahead and sign, make sure you get someone who knows what they are doing to review, check for pugh clause, mother hubbard, royalty from day one, no mineral clause, etc...

i live in haughton, but that is huge area, southern end has more activity, than northern side. i did lease for 15K/acre, but that was when there was bidding war.

The outlined boxes are the sections that have been unitized. Each full section is 640 acres, and there are some fractional sections right by the river on the Caddo and Bossier Parish sides.
