Acadiana, I haven't heard about anybody else leasing in that area. The company I work for has leased in 13 sections on the stateline. Haven't heard of any action close to the old Pittman land.

My family has 83 acres south of Castor, Louisiana in Bienville parish. It's about 4 miles from both Red River and Natchitoches parish. We heard someone in Martin was getting 8k per acre, and that's only 6-7 miles away from our property.
I've called and e-mailed all the gas companies I could find and asked if they'd be interested in leasing. The only one that got back in touch with me was Cheasapeake. They said the area was only about $600 per acre to lease.. and that others around us were getting less. But other people in the area have said they already had leases before the Shale came into play and now Cheasapeake has bought there already existing leases.. and some of these people had leased for $100 an acre, etc.. Should my land be in the 8k range to lease or was the landman being honest?

All of you guys asking how much is my land worth are, in general, asking a question that depends on many variables and largely, cannot be answered until after the fact. How much is it worth? How much can you get? That is your answer.
If you don't have the knowledge and skills to do it, hire a professional. I don't say that selfishly, I say it because it's the right answer. It's just way beyond the scope of a public message board. I see things posted on some forums that are ridiculous and are, in fact, not only not helpful to the landowner, but harmful.
In the past two days, I have dealt with two landowners that both were quoting me ridiculous sums of money they were demanding for their property. Both arrived at these figures by listening to people who don't know what they are talking about or by using false assumptions.
One also jacked it up by a factor of ten beyond his already erroneous demand by making a mistake using his calculator. I pointed it out to him in five seconds. "No way," I said, "How did you come up with that number?" It was WAY beyond what the gas company would ever possibly get back. By a huge factor. This play is rampant with people who think that their two acres are going to turn them into Jed Clampett.
I have said before and will say again... there will be lots of money made and lots of money lost in this play. It can be a major life-changing event for those who have more than a city lot and who work smart. For those who are greedy, it might work out and it might not.
Get your part. Get all you can. But I hope more people will get professional representation, no matter who the professional is because it just makes it hard on everyone with these unworkable numbers being promoted by so many people.

Nothing is certain in oil and gas. Right now, we are in a boom. Ask any of us who have been around for 30 years or more how fickle the business is. You'll get a far different perspective versus someone who has not SUFFERED in a bust. Will this play bust? I have no idea but I will repeat... nothing is certain. All kinds of things could affect what goes on tomorrow versus what goes on today. Even things beyond the oil business.
The world is VERY scary these days, indeed. The USA has gone from Top Gun to a country facing disaster in the near future. I believe that. I try not to think about it, haha. Right now, I just work. And I hope it all works out for us.
All the young whippersnappers think everything is rosy and we will all get rich. Some will. But you can bet I will take some money, a lot of the money I have... and run. I don't know where to but you can bet... I will be trying to put my money where it will be secure.
A bird in the hand is worth a lot to me. Some people will try to outsmart this play. They might. But they might not. It's quite a dilemma facing people, I do admit that. I know that because I face similar decisions all the time.

I would come much closer to believing the 8K an acre person and run like the dickens from your landman. If you find a super honest Haynesville Shale Landman , would you please post his picture as I for one , would love to see what one looks like

We signed for 4250/acre for a couple hundred acres; 3 year CLOSED 1/4. What are the odds we'll see a penny of well money? Are they really going to drill every single section they're tossing money out for? In 3 years is it possible our land goes back to being worth 100/acre again?
This might be what justbill is talking about; not every one of us who signs a multi-thousand/acre deal will see instant riches I guess. The only thing sure right now is the money in the bank from the lease 'game' we just went through.

justbill - You sound like everyone's gotten on your last good nerve, and probably understandably. Sounds like you need to take a day off and go fishing.
Personally, I know I probably won't get rich, don't have enough property. Some of us are just trying to make sure we don't take care of business so property transfers in the future aren't bogged down. I'm sitting in an urban neighborhood with about 7 houses on the market that aren't moving, people want to know about the mineral rights.

Part of the problem you are having to deal with right now has been brought about by some of the rep's from your own industry and have been magnified by CEO's comments about what land will be worth in 2 - 3 years with 150bcf per section.

I don't have a crystal ball either but I certainly hope these guy's have enough info to be smart enough not to be throwing money like this around. If you think our economy is in the toilet right now , just wait until someone decides that the hopes of a nation, being more self reliant energy wise, has suddenly been flush down that the toilet !I am not sure the market could withstand such an announcment at this time.
All I got is hope ! Hope that my little piece of land will be able to afford me a little comfort in these trying days that are most certainly headed our way.I do not know what they are willing to pay , but rest assured I will be pushing the envelope twice as hard as they are pulling.I don't think they are stupid enough to give me more then my land is worth. Since I don't know what its worth and I can't take their word for anything , it puts me in quite the precarious position.Push push push until right about the time you need to stop.When someone figures that one out please give me a holler !

Sounds like your land must not be in a hot area for activity.

there's a shale meeting scheduled Wed. for Ringgold area residents. rep. from Chesapeake, among others, is suppose to be there.

4X4 Demon, my grandparents own 20 acres in Ringgold. They leased and got $4K an acres. I saw the check, but now I am hearing more
