I wish I was patient like you. I was 4.75 then refinance late last year at 3.75. Oh well, still a great rate. Considering the jump down again but I just don't know how much I care to do it

I tested the waters about a year ago and my current mortgage holder (Wells Fargo) could only drop the rate about 0.4% then. I kind of forgot about it until the recent news of the rate drops. I hadn't realized how far they have dropped over the last 12 months.

I hope so because insurance and taxes are not "closing costs".

Yes, if you are shopping, make sure you figure in all the different aspects: Closing Costs, Points, Rate. I don't know if they purposefully do it to make it confusing. But, I had a spreadsheet working over time to make fair comparisons.

Locked in 2.625% today for 15, had about 16 left @ 3.75%. Should save around $20K over the life of the loan. $4K closing and $550 appraisal (if needed).

10 year Treasury now pushing the boundary of .9% Went just below it briefly. Would not be surprised to see it push through it over night at this point.

You can call them whatever you want, but yes they are expenses to close your mortgage even to refinance. Its money that has to be brought to the table. Not everyone, including you considering you don't know what an APR is, is a mortgage pro on this board. There's a lot of variation to closing "costs", so I was just throwing it out there that some maybe including those and some may not so if your costs are $6000 and you can't figure out why when someone else's maybe $2500 for instance.
