Because you can't really compare closing costs apple to apple anyway, that was my point. Some companies call the Escrow money closing costs some do not, its not the same across the board.

Closing costs for a $500k house are different then for a $200k house. If anything, people should list their closing costs by a percent of their home sale. I'm just trying to help people out that don't understand why some are getting $2500 closing costs when their own may be $6000.

10 year really fell this morning, but rates are slow to follow. Spread seems really wide, everyone waiting?

Yes, I am, for 3.0%, on the advice of my lender, but growing antsy...

Was told it was 3.125% around 930 am.

I’m still seeing 3.1% for 30 and 2.6-2.7% for 15 today.

I locked rates with 3 different lenders the last couple of days. Now that they’re sending me all of the documents I can compare what the closing costs really are.

I can’t imagine being in that line of work right now, work your arse off getting people locked at rates knowing they’re shopping other lenders at the same time.

I just locked in 3.0% on a 30 yr. Held out on the 3.25 yesterday so I’m pretty pumped. Patience saved me an extra 7k

Any idea what rates are on 10 year mortgages? I have a 15 year mortgage @ 2.75% (back in April '16), would probably want to refi into a 10 year if I could get 2.125% or lower.

Really good point. I locked in on our jumbo loan a few days ago, but my closing costs (only excluding pre-paids but including Latoya tax) are a little under 1% of the loan amount. The title insurance amounts are quoted from the bank and I'll lower those with an industry buddy. I'm lowering my rate by 1 percent and will break even around 17 months. Faster if you count the increased principal pay down for the new loan.

Hopefully that clears things up.

Patience paid off - this afternoon locked in 3% on new 30 year refi; less than $3k closing. GMFS. Good luck baws.

I’m currently watching but I’m 5 years into a 30 year at 3.625% so the 30 year rates would have to drop below 3% for me to make a move.

I had the option of 3.25 with closing costs or 3.625 with full lender paid closing for everything. Ended up going the cheaper route for free.
