East of Huntsville, AL anywhere within an hour or so. Property in Jackson and DeKalb counties will likely skyrocket in the next 5-10 years.

I’m glad I bought in Pearl River county when I did as my land has doubled in value during my 8 years of ownership. I couldn’t afford the same tract at today’s prices. The new highway expansion soon to link I-12 to bogalousa should bring prices along that stretch up I would think. They are working on the last phase now. It’s finished from hwy 36 north.

Only thing is it does not have skiing however can drive a couple hours to the big ski resorts.

I would say on average $200 - $215 a square foot which of course is expensive but for how great that area is, surprises me it’s not absurdly expensive.

These are beautiful areas south of College Station. Clay in particular has huge upside as it will be gentrified once routes find their way from South CS into the sector.

Ex coworker lives in Yellville. Beautiful place and sparsely populated. I believe they now have access to fiber internet which is shocking. This area will only grow once people realize how cheap and beautiful it is. Close to the Buffalo river and hour away from Branson.

Jasper Arkansas. Johnny Morris is working on a park called Marble Falls that is similar to his Dogwood Canyon park. Going to bring alot of tourists into the area. The sons of Sam Walton are also working on a huge mountain biking park in the area. Should be lots of growth when they both open.

Is there still property overlooking Bull Shoals? Passed on some great opportunities 20 years ago due to the remoteness. Remote sounds better post COVID.

If they are from the area there’s a good chance they are my distant cousins. My ancestors were some of the first whites in the area. Left for Texas a bit after the civil war. Seems like a very nice and low key spot.

The surrounding geography is beautiful but the city itself and its infrastructure leaves a lot to be desired. The demographic isn’t anything to brag about.

I did not realize that. I have family that live on a mountain there so every time I visited for a week or so the city seemed awesome.
