If you want something near campus, a nice condo could probably be rented out on weekends during football season. The problem there is that it would be hard to rent out the rest of the year, and it sounds like you want it for personal use during football season.
If you can find something downtown, you might get some hits with people coming in for weddings.

Houses/land in south Louisiana require a lot of maintenance and upkeep. I’d probably buy a condo and rent it out on Airbnb when you are out of country and just have a caretaker/housekeeper on contract to clean it between rentals.

Four Seasons residence program? I know it is very pricey to get into but there could be built in rental income.
