Check out the Vintage area. It's pretty nice. I worked at 249 and Louetta for a while. You could even live in Tomball and have a relatively short commute on 249.

On a side note:
What might using the toll road cost me w/o a toll tag? Got hit twice, I couldn't deal with the traffic. I'll pay what it is, just wondering. TIA

If you don’t use the toll roads daily they have a sort of prepaid toll tag you can get. Not sure what the charge if you run a toll.

Jersey Village is shite. It’s nothing but strip malls, I used to work in that area and it was depressing as frick.

I’d look for something at 610 and 290. Goood up and coming area and go counter flow to traffic.

That area is full of major construction and heavy traffic. OP is looking for something with a short commute time and affordable.

Typically don't invoice you until you get 3 infractions. Look up your plate on hctra website. Pay the regular toll, plus a small processing fee. If you get a 3rd and they invoice, they hit you with a much bigger fee. Just try to pay before they invoice and you're fine.

It’s $30 or so for each toll you run thru w/o E-Z Tag. You can pay cash at some booths but that’s a pain

But, you can the the feeder roads next to Beltway 8 for free. Just lots of stop lights.

Finding a descent place in the loop (610) for 800 a month will be difficult. If that is your price point go to cypress. But beware, the burbs suck arse.
